Co-operative: As a Shareholder in a cooperative, you do not legally own your unit. Instead, you purchase shares in the Co-op Corporation that entitles you to a proprietary lease on your unit. As a Shareholder, you are entitled to vote for the Board of Directors and have a voting weight equal to the number of shares you own. You essentially receive the same tax advantages as if you bought a private home or condominium. Not only can you deduct the interest on your co-op loan, but also you can deduct a proportionate share of your monthly maintenance payments that are spent on taxes and the co-op’s overall building loan. Currently about 50 percent of the maintenance is deductible for tax purposes.
Lake: The 60 acre Lake is one of the many amenities of Interlaken. All residents of Interlaken and Channing Place are entitled to use the lake. The beach is open from Memorial Day through Labor Day. Lifeguards are always on duty. Canoes, sailboats, kayaks and electrically powered boats are allowed on the lake, and boat storage is available for a minimal fee. The lake has a good bass population and fishing is allowed.
Monthly Maintenance: Monthly maintenance is charged at a rate of $10.25 per share. This all inclusive, low monthly maintenance charge includes the town and county real estate tax, school tax, all the utilities (heat, hot water, gas, electric!), cable television, garbage and bulk pickup by the town and Interlaken, private beach and lake privileges. Currently, about 50% of the co-op maintenance is tax deductible.
Parking: Garage $60/mo Space $30/mo. There are 24 detached one story garage buildings with 471 garage spaces, of which 441 are rentable. There are 41 assigned spaces. Garages and spaces are not transferable with the sale of the units. There is a waiting list for parking; you may place your name on the list as soon as you close on the unit.
Subletting: Not allowed. All units are to be Owner occupied.
Pets: No dogs allowed (with the exception of therapy and service dogs). Cats are permitted, with a limit of two per unit.
Smoking: Smoking ban inside units sold to new Shareholders. This does not apply to current smoker shareholders, however, when a complaint is made about second hand smoke, Interlaken notifies the smoker shareholder that they must purchase and operate an air purifier.
Playgrounds: In addition to the beach and lake, Interlaken has two playground facilities in various locations on its common grounds, and a basketball court.
Repair: Basically, Shareholders are responsible for everything from the walls in, while the co-op is responsible for the structure of the building.
Alterations: Written consent from the Management /Board for all structural changes is required. To maintain the integrity of the building, all contracting, electrical and plumbing must be done by a licensed contractor.
Transfer Procedure: Prospective purchaser must file an application, submit to a credit check procedure and Board of Directors interview. $350.00 processing fee per application. There is no flip tax. The seller is responsible for the transfer fee of .05/share, as well as the cooperative's attorney fee. There is a move-in and move-out deposit of $250.00
